House prices often give a good indication of the current state of the property market. Whether you are buying your first home or thinking of selling your current one to move up the property ladder, keeping up-to-date with the latest average house price in your local area can help give you a rough idea of what you can afford to buy, and what your home might be worth.
Nationwide's latest house price index revealed that property prices have fallen by 5.3 percent across the UK in the last year, knocking around £14,500 off the average price tag. With all regions recording annual house price falls in the last quarter, the standard price of a UK home is now around £257,808, according to Nationwide.
But with property prices constantly fluctuating across the region, the average cost of a home can vary from one area to the next. Using the Land Registry's price paid data, we have found the average house price in every postcode area across Greater Manchester.

The averages are based on house sales in the last 12 months up to the end of August 2023. The data also shows whether that price has gone up or down compared to August 2022. Postcode areas with fewer than 50 sales in the last two years have been excluded.
