'I live in a cupboard that costs £230k - I love it but there is one problem'
A man who lives in a tiny cupboard says he loves his home but admits that there is one problem. Cesar Mendez has been residing in what might be one of London's smallest flats – a former janitor's cupboard in Kensington.
For the past four years, the 47-year-old from Tenerife has called the 11.7 square metre property his home. It boasts millionaire neighbours, views of the Natural History Museum and royalty who often pass by his window.
His modest abode combines a bedroom, lounge and kitchen area into one compact space. There is also a tiny hallway with a small toilet and shower room.
Despite the flat's small dimensions, Cesar pays roughly £1,400 monthly in rent with bills included, but considers it money well spent for its excellent position in one of the capital's most coveted areas.

And it is thanks to its prime location that the property has recently been valued at £230,000.
Estate agents Purplebricks recently listed the unique property for sale with a guide price of £230,000, and it has now caught the eye of a potential buyer, with it being under offer and expected to close in the forthcoming weeks.
Cesar who works in banking administration, loves the petite size of his pad, saying it suits him down to the ground.
"The rents in London are crazy. I love the location, it's great. It's very convenient," he says.
"For me it's fine. I'm not very tall, so it's OK. The only problem is you have to keep it clean all the time. If it's not tidy, there's no space and you go crazy.
"Have you seen any other flat under 12 square metres? If I had a girlfriend, we would fight all the time because it's such a small place."
