Greater Manchester’s five most sought-after neighbourhoods where house prices keep going up

Five areas of Greater Manchester have seen a huge rise in house prices over the last year. Property prices have gone up by 3.9 percent on average across the UK in the last few months, but certain parts of our region have witnessed much bigger increases.

Many factors can influence house prices, but it is often down to demand outweighing supply, meaning sellers have more power to push prices up if properties are becoming sought-after in their area.

Our exclusive analysis of the latest Land Registry data has now revealed Greater Manchester's latest property hotspots. Having looked at the average house prices in all postcode areas across the region, these are the five areas where house prices are rising the most.

House prices in Stretford have climbed by 12.3 percent over the last year - the biggest rise across the region. The average price of a property in M32 was £266,419 in 2023, but you can now expect to pay around £299,237 for a home here.

The average house price in the OL4 postcode is now £21,161 higher than last year - a rise of 10.6 percent. The postcode, which covers the areas of Austerlands, Grasscroft, Grotton, Lees, Lydgate, Oldham, Scouthead, Springhead and Waterhead, now has an average house price of £220,741.

Whitefield has seen the average price of a home soar by 7.8 percent over the last year. Properties in the M45 postcode are now £21,694 higher than in 2023, with the standard property now priced at £298,177.

The M22 postcode, which covers Wythenshawe and Northenden, has seen house prices grow from £233,407 in 2023 to £248,817 this year - a rise of 6.6 percent.
