Plan for 57 homes looks set for green light - despite 170 objections
A development of 57 homes in Standish looks set for approval when it goes before Wigan planning committee next week, despite objections from more than 170 residents and local councillors. One of the UK’s largest house builders, Persimmon Homes, wants to put the homes on a six-acre on land on Pepper Lane at the back of an empty bungalow, which will be demolished if the plans get the go-ahead.
If it is approved in line with planning officers' recommendations, the developer will pay out nearly £600,000 in contributions for Standish’s infrastructure, play space, and ‘off-site biodiversity net gain provision’ - known as a Section 106 contribution. The property has grassland and a disused paddock for equestrian activities which ceased some time ago.
Proposed houses would be a mix of houses from one to four bedrooms and include five bungalows, two of which would be available as ‘affordable rent’. There would be a range of detached, semi-detached and mews-style dwellings, and all apart from the bungalows would be two-storey properties.

Some 15 of the dwellings would be affordable which equates to 26 per cent of the total. The affordable homes would be in a mix of tenures with four intended as first homes, and four intermediate and seven at affordable rent.
