Waterloo Road set for new arrivals as 70 affordable ‘cottages’ could move in

North Manchester’s Waterloo Road could be set for a slew of new arrivals — as dozens of affordable 'cottages' are eyed for the area.

The street lends its name to the hit BBC drama which is set in a Manchester school, which returns to screens on Tuesday evening (September 10). And while Jason Manford is a new arrival as the fictional school’s head teacher, the real-life Waterloo Road could soon see scores of move-ins.

That’s because developers want to build on grassland across two sites around the thoroughfare in Cheetham Hill. In all, 70 ‘much needed’ affordable homes will be available on ‘affordable rent’, according to developer Mosscare St Vincent's.

Of the 70, 44 will be houses and 26 will be ‘cottage-style apartments’, a planning application said. The application to Manchester council also argues building on the land will spruce up the ‘somewhat monotonous’ area.

“The two sites sit within an immediate context of two-storey houses of a uniform character and pockets of low quality open landscape associated with a wider housing ‘estate’ built in the early 1970s,” the planning statement said.

If given planning permission, the Waterloo Road neighbourhood could be about to go through a period of great change. A new primary school on Haywood Street and Tamerton Drive ‘is due to be completed for the 2024/25 academic year’, the developers added.
