With house prices at a record high, now is a great time for homeowners to consider selling.

Many house hunters are looking to move, but with a lack of homes coming onto the property market, competition is high amongst buyers.

During what has been described as a 'seller's market', it's essential that you prepare your house to the best standard before a viewing, to help give it the best chance of selling quickly.

Viewers tend to spend just 10 minutes on average looking around a property, so you don’t have long to make a first impression.

The team at Manchester-based Lending Expert have put together 30 easy tips to help sell your house on the first viewing.

You can make each of these changes to your home without spending a single penny, but you will reap the benefits by attracting more buyers.

Make the outside of your property look more appealing

Clear away dead leaves, weeds and untidy branches from your driveway and move your waste and recycling bins out of sight to give buyers a better view of the exterior.

If you have stones or gravel, grab a rake to even it out and also cut your grass and trim any hedges or bushes.

If you have a garage, de-clutter it to make it appear as large as possible and consider parking your car away from the front of your house.

Consider how your house smells

To ensure your house is smelling nice, avoid cooking potent foods the night before or on the day of the viewing.

Don’t smoke in the house before the viewing, remove all ashtrays and empty all of your bins.

You could also consider temporarily relocating any caged pets like hamsters, guinea pigs or birds, the Lending Expert recommends.
